John is still a good friend, mentor (we talk often, even after 14 years) and teacher to me and my husband.  One thing that John taught us to do was to NEVER give up on you – that is, to never give up on a transaction or possible transaction when there are so many different ways to put them together.

We had done All Inclusive Trust Deeds (AITDs), “wraps”, lease-to-own transactions, seller financing transactions, hard money transactions and more by our third year in the business.  John knew how to do all of these and there are just certain instances where they are appropriate and where your conventional 80-20 loan and “let’s just find a happy place for the home Buyer and home Seller” aren’t going to happen.  When that takes place you’d best have a Realtor on your side who knows a bit more than the average bear (thanks Yogi).

Just recently when selling homes in Bozeman I’ve found other agents and sides that are willing to just give in and march down the road and try to find another transaction – how would that make you feel if you were being represented by such an agent?  In the spirit of getting the transaction done I refused to give up – in the end, both of them came together through some creative thinking and applications and I just want you all to know that you should ask your Realtor to explore every option inside of every POSSIBLE transaction.  Even if we do not represent you, call us any time for advice when it comes to home sales in Bozeman or any other area.  We love real estate and making sure it all comes together for everyone.
