OK – it’s official.  We are back into multiple offers when it comes to homes for sale in Bozeman at certain price points.  Along with multiple offer situations, come bidding wars, stress, and some emotions you may not have visited for a while.

Usually, when we hit this stage, our home sellers take the “talk to the hand” approach because it is all about the dollars.  This is not an unexpected, unreasonable or ill-advised approach – and it can be a natural reaction.  It is then our job to help gain the highest dollar for our clients, with the fewest hassles, in the most desirable amount of time.

When we represent a buyer in this situation, there is then the “write a letter” approach that we advise and have great success with.  What if, all offers being equal, the prospective buyer were to write a letter explaining their reasons why their family may want that home?  What if we all buy into dreams and the dream written out on that letter connects and resonates with the seller?  What if the romance of buying into and assisting someone with their ideal place to live struck a chord with the seller?  What if the seller(s) were once (or even currently) in a similar situation?  Can you imagine the power of the pen and of the dream at this point?

And it is not all a bunch of mumbo-jumbo either.  I cannot tell you how many letters I have delivered with offers to other agents and brokers, that  in many cases have not only made a great impact, but have also helped our buyers get their new home and start their new dream coming to life.

There is no explaining a human being at times, as we all love connectivity.  There is both art and science in the business of helping people attain their home ownership and real estate dreams – so write that letter and use some art.
