When you start to think (and act?) on buying a new home, maybe something like this has happened to you.  Here’s a bit of a graphed “look” at what buying a new home for our clients may feel like.  100 is elation and 0 being despair.  

A)      Dare to dream – this is the fanatical joy of dreaming and hoping.  The idea and ream are borne, it’s just perfect and new.  You can’t wait to start shopping. 

B)      Reality hits as you start thinking “home loan” – this is where your Realtor (who you’ve called to share your hope with) coaches you to consult a lender and see how much house you can afford.  Thoughts of monthly check writing and mortgages payments creep in.

 

C)      The pause of reality happens – you find out you can actually afford a new home after talking to that lender although it may not be that “dream/perfect home” you first envisioned.  You are after all, financially responsible. 

D)      The search ensues – you take the affordability factors back to your Realtor and are rekindled with vigor and excitement as you start finding some very nice homes for sale in your price range. 

E)      Comfort food time – the offer is made on the home you find and like best.  Now you become a bit anxious and reach for the comfort food that day.  What’s going to happen?  Offer accepted?  Countered?  …or rejected?

 

F)      Acceptance and time to go to work – your offer turned in to a home purchase contract.  Now it’s time to set up appraisal, home inspections, inspect any HOA documents and financials, and start loan documents. 

G)     There’s a light at the end of the tunnel – here’s where you start feeling just a bit better.  All inspections are done, your appraisal is ordered or completed, you may have submitted a “request for repair” (no mandatory need for the Seller to act on these in most cases – see the contract) in good faith, your loan requirements are all being taken care of, and you are marching down the path towards that new home and dream. 

H)      Time to relax - …as the closing day is near or upon you.  All the formalities and contract requirements have been taken care of, you have or are headed down to sign your loan docs, and the form home for sale is about to be yours. 

I)         Life happens – this is the point where you have settled in and are enjoying your new living area, kitchen, maybe a hot tub and sipping an iced team or glass of wine with your spouse and enjoying your family and your new outdoor living area.

 

…and low and behold….this is where most men start thinking about something new to do to the house so they have a project or three!
